One of the biggest factors that determines whether homebuyers or sellers have the upper hand in a real estate deal is inventory—the number of homes available for sale.
Over the past few years, we’ve been in an intense seller’s market. With housing supply at record lows and demand soaring, sellers were in control. Homes were flying off the market, often with multiple offers and over-asking price sales. Buyers had to act fast, sometimes waiving contingencies and stretching their budgets just to compete.
But now? Things are changing.
The Market Is Balancing Out
Recently, the supply of homes for sale has started to increase, and that’s shifting things. While it’s not a full-blown buyer’s market just yet, the extreme seller-favored conditions we saw in the past are cooling off.
More inventory means buyers have more choices. They don’t have to rush into decisions as quickly, and they may have more room for negotiation on price, closing costs, and even contingencies.
But the shift isn’t happening at the same pace everywhere. Some areas still have low inventory, keeping sellers in control, while others are seeing a rise in available homes, which is tipping the scale toward buyers.
What This Means for You
If you’re a buyer, this could be great news. More inventory means:
✔️ Less competition for homes
✔️ More negotiating power—you may not need to bid over asking price
✔️ A better chance of getting seller concessions, like help with closing costs
If you’re a seller, don’t panic! While demand has cooled slightly, homes are still selling—especially if they’re priced right and in great condition. You may not get the wild bidding wars of the past, but with the right strategy, you can still sell quickly and for a great price.
